The Fairfield Inn is a new 31-story hotel developed in the South Street Seaport Special District.

The original Peter Poon design predated Super storm Sandy. Since the lot is located in a FEMA flood zone, Outsource assisted on the hotel redesign according to Appendix G of the Building Code. The 31-story hotel also called for a purchase of air rights. Because the lot is in a Special District Outsource had to move the air rights purchase through City Planning.

Along with the multiple amendments and reconsiderations necessitated, Outsource obtained several job approvals and permits for the project. Outsource was able to find a compliance solution for the first floor egress which was made more complex by the new flood zone requirements.
